Construction Management - Work Execution Models
Construction is a very big industry in India and also to the world. It is a very different sector unlike other industrial sectors.
The industry satisfies the need of Shelter from the basic needs - Food , dress and Shelter. Also , Everyone of us connected into the industry somehow , as
everybody wants to buy a home in their lifetime at least once. On executing the construction work , there are 3 different models.
1. Daily Labour - NMR(Nominal Muster Roll)
2. Sub contractors / Third party vendor
3. combination of above two - Daily Labour and Sub contractor .
1.Daily Labour
In this model , the construction companies executes their work based on daily wages .
They are in connect with many Masons to get more labours. Mason comes up with set of labours and the work is executed.
Here the company should have full understanding on how much effort is required to accomplish the task
so that optimal money is spent on labour cost.Here , the company has more responsibility to get the work done .
This is the traditional execution model. But , now , the model is not adopted much .
Overall 5% of the companies adopt this.
2.SubContrators
In this model , all the work is given to third parties based on certain costs. For example , Civil Works can be given to Mason with a rate of Rs 1500 Per SqFt.
The same way this will be given for Plumbing , Electrician , Painting , Flooring and So on.
The advantage here is the companies can provide stage wise payments to subcontractors based on work completion.
So , the subcontractor has more responsibility in completing the work.
If the work is not done properly , the payment cannot be issued .
So, the company has good control on this.
3.Daily Labour and Sub contractor
Some companies follow both the execution models.
For few of the works where the quantum of work is well known , NMR is followed .
For other kind of works , Sub Contracting is done.
